At Auxilium, we don’t think investors should focus solely on the rate of return. While that is certainly an important component of any overall investment opportunity, one should never lose focus of the security of the investment.
As investors ourselves, we fully recognize this fact and strive to do the necessary due diligence to ensure each private mortgage investment meets a rigorous set of requirements. Generally, our private mortgage investments are on BC properties only, most of which are residential properties in major urban centres, very much like the ones our investors live in themselves. We are committed to helping our investors understand their investment, and are with them every step of the way.

Our Mortgage Guidelines

We strive to have mortgage guidelines that are tested and true, but can also be tweaked rapidly when market conditions warrant it.  Our basic criteria for our Private Mortgage Investments are as follows:

  • The “dirt” has to be marketable. As mentioned previously, we primarily lend on residential properties in major urban centers. We look for towns and cities that demonstrate economic stability and growth.
  • Generally as a rule, we lend up to 75% of the value of residential properties.
  • We lend primarily in BC.
  • We try not to put all our eggs in one basket. We look for opportunities where our investors can make a larger number of smaller mortgage loans as opposed to just a few larger ones. Simply put, we avoid concentration.
  • To maximize market flexibility, the majority of our mortgages are shorter term (up to 2 years), giving us the opportunity to help our investors respond and adjust quickly to changing market conditions.
